Two Seven Contract Signing
Mr. Peter Ty (CEO/President) and Engr. Wilfredo Pico (Project Manager) of PTR Properties met with Mr. Pablito Freo (President) of Power Loops, Inc. and Ms. Nory Resuma (Marketing Manager) of Avangard Marketing Corp. for the contract signing of electrical works for PTR's latest venture, Two Seven Residences, last September 30, 2010 at the main office in Shaw Blvd.

One Capitol blessing!
September 4, 2010 dates the blessing of One Capitol Condominium. The event was held at the building’s Multipurpose Hall.
The blessing was officiated by Pastor Angel Ramos who shared about the goodness of the Lord and prayed for continuous blessings and strength for the PTR staff.

The Psychology of Color
More than aesthetics, colors serve a higher purpose in interior design. Colors affect mood and behavior. It’s a science, a psychology. In fact, it’s so imperative; it can either make or break a room’s overall atmosphere.
And while colors pose subjective values, there are general ideas that have been passed on from ancient cultures.
Chromotherapy tells us that red activates circulation and the nervous system. The Chinese consider it the color of luck and prosperity. Indians attribute it to marriage. For most, red is the color of love, passion, and ambition. Because it’s such a strong color, most find it hard to scheme it with other colors. For the braver designer, red is a brilliant choice for bedrooms and dining rooms.
Yellow is the color of energy. It represents vitality and intellect. It stimulates the brain, making you more active and decisive. Yellows are used mostly on foyers, hallways, and bedrooms. This color seems to add an instant brightness to any room.
Slightly subtler than red, orange suggests warmth. It is a fun and flamboyant color that encourages socialization. It’s an awesome choice for children’s bedrooms and open areas like living rooms and family rooms.
Brown is the ultimate home color. It is stable and reliable, and is associated with all things natural. It’s a classic color and when paired with other bright colors, gives off a chic and interesting vibe. Brown is perfect for almost all kinds of living areas.
Like brown, green represents organic. It generates feelings of relaxation and calmness. The Irish fancy it for good luck. It works well in bath rooms and living rooms; and is a great accent color for kitchens and dining rooms.
Purple is often associated with royalty. Moreover, it encourages creativity. It is often the color of choice for the artistic and the imaginative.

Philippine Real Estate Laws
A quick review of the Philippine Real Estate Laws - guide for property managers, renters, and prospective buyers.
Here are the fundamentals to property ownership in the Philippines:
RIGHT TO OWN
1. General Rule - Only Filipino Citizens and corporations or partnerships at least 60% of the capital of which is owned by Filipinos are entitled to acquire land in the Philippines.
2. As exception to the general rule, alien acquisition of real estate in the Philippines is allowed in the following cases:
a.. Acquisition before the 1935 Constitution;
b.. Acquisition thru hereditary succession. If foreign acquiree is a legal heir;
This simply means that when the non-Filipino is married to a Filipino citizen and the spouse dies, the non-Filipino as the natural heir will become the legal owner of the property. The same is true for the children. Every natural child (legitimate or illegitimate) can inherit the property of his/her Filipino father/mother even if he/she does not have any Filipino citizenship.
c.. Purchase of not more than 40% interest in a condominium project;
d.. Purchase by a former natural-born Filipino citizen subject to the limitations prescribed by Law (Batas Pambansa 185 and R.A. 8179)
3. A Filipino who married an alien retains her Philippine citizenship (unless by her act or ommision, she is deed to have renounced her Philippine citizenship) and may therefore acquire real estate in the Phiippines.
ACQUISITION BY FORMER NATURAL BORN FILIPINO CITIZEN
1. Mode of acquision is not limited to voluntary deeds (such as sale or donation) but includes involuntary deeds (such as tax sale, foreclosure sale, or execution sale).
2. Maximum area that may be allowed is as follows:
a.. For residential purpose - 1,000 square meters of urban land or one (1) hectare of rural land (BP 185)
b.. For business or other purpose - 5,000 square meters of urban land or three hectares of rural land.
"Business or other purpose" refers to the use of the land primarily, directly and actually in the conduct of business or commercial activities in the broad areas of agriculture, industry and services, including the lease of land, but excluding the buying or selling thereof."
3. In case of married couple, one or both of them may avail of the privilege, provided that the total acquisition shall not exceed the maximum area allowed.
4. A transferee of residential land under BP 185 may still avail of the privilege granted under RA 8179.
5. A transferee who already owns urban or rural land for residential purpose, may acquire additional urban or rural land for residential purpose which, when added to that already owned by him shall not exceed the maximum area allowed by law.
The same priviledge applies to a transferee who already owns urban or rural land for business purposes.
6. A transferee may not acquire more than two urban or two rural lands which should be located in different cities or municipalities.
7. A transferee who has already acquired urban land for residential purpose shall be disqualified to acquire rural land for residential purpose and vice versa. The same rule applies to a transferee of land for business purpose.
Dual Citizens
Dual citizenship means having two citizenships and passports from two different countries. Dual citizenship allows the citizenship holder full rights of possession of Philippine real property. This is a new law and it is still unclear as to the procedures involved to implement it. Dual citizenship is now available for the following:
Former Filipino citizens born in the Philippines , who have immigrated to another country and obtained citizenship of that country.
Note: For former natural born Filipino Citizen, please visit the Philippine Embassy in your country for more information or to apply for Dual Citizenship.
Foreign Ownership as a Philippine Corporation
Foreign nationals or corporations may completely own a condominium or townhouse. To take ownership of a private land, residential house and lot, and commercial building and lot, foreign nationals or corporations should form a Philippine corporation. The corporation is to be 40% foreign-owned (maximum) and 60% Filipino-owned (minimum), and with at least five [5] incorporators. Upon incorporation, a main bank account should be tied to it. A foreign national may be the sole person in the bank account, allowing him/her total control over the funds derived from the corporation and the income or sale of the asset or property.
Foreign Leasing of Philippine Real Estate Property
A foreign national and or corporation may enter into a lease agreement with Filipino landowners for an initial period of up to 50 years, and renewable for another 25 years.

In the News: Perks for real estate developers to continue
MANILA, Philippines - Real estate developers will continue to receive income tax holidays (ITH) and other incentives under the 2011 Investment Priorities Plan (IPP) despite the move of the government to lessen tax breaks on industries that have a steady stream of investors.
A big chunk of incentives given by the Board of Investments (BOI) was for the developers of mass housing projects like Megaworld. Trade Secretary Gregory L. Domingo has said he will remove incentives to firms that will invest even if there is no ITH.
In a separate interview, Board of Investments (BOI) managing head Cristino L. Panlilio said he will retain the incentives for mass housing project developers. “The real estate industry needs incentives because of the backlog in housing units,” he said. “The ITH will continue even for Metro Manila projects.”
BOI was supposed to remove the incentives for mass housing for the 2010 IPP. However, at the behest of some government agencies, BOI decided to retain the perks. The twin typhoons that hit Metro Manila and other surrounding provinces likewise fueled the need for more housing developments.
Panlilio said that although he is in favor of the rationalization of fiscal incentives, he would like to assure investors and businessmen in the country that they will continue to enjoy the perks until it lapses. Under the law firms may enjoy ITH for eight years.
He noted that the incentives provided by the Philippines are one of the highest when compared to other countries. Panlilio said it is time to look for other ways to attract investors aside from offering them tax breaks.
Earlier, Domingo said that investment incentives on industries that attract many businesses will be removed in order to make way for a more robust revenue collection by the government. He said the incentives on industries that receive sizeable investments must be removed already. He said that if investors will come in anyway, then there is no need to provide tax breaks.
“The incentives should be rationalized. Incentives should not be given to just any industries you want to give incentives to industries where you think we cannot get those industries without those incentives but if those industries as coming in anyway or setting up shop then why do you have to give incentives,” Domingo asked.
Domingo did not name which industries will retain the incentives program. He said they will have to study the current incentive package.

A big chunk of incentives given by the Board of Investments (BOI) was for the developers of mass housing projects like Megaworld. Trade Secretary Gregory L. Domingo has said he will remove incentives to firms that will invest even if there is no ITH.
In a separate interview, Board of Investments (BOI) managing head Cristino L. Panlilio said he will retain the incentives for mass housing project developers. “The real estate industry needs incentives because of the backlog in housing units,” he said. “The ITH will continue even for Metro Manila projects.”
BOI was supposed to remove the incentives for mass housing for the 2010 IPP. However, at the behest of some government agencies, BOI decided to retain the perks. The twin typhoons that hit Metro Manila and other surrounding provinces likewise fueled the need for more housing developments.
Panlilio said that although he is in favor of the rationalization of fiscal incentives, he would like to assure investors and businessmen in the country that they will continue to enjoy the perks until it lapses. Under the law firms may enjoy ITH for eight years.
He noted that the incentives provided by the Philippines are one of the highest when compared to other countries. Panlilio said it is time to look for other ways to attract investors aside from offering them tax breaks.

Guide to applying for a Pag-IBIG loan
Have you found the house and lot or condo of your dreams? Well then make it a reality! These days, it wouldn’t have to take you a loyalty award and gray hair to live in your dream home – especially with Pag-IBIG.
Pag-IBIG is an acronym for Pagtutulungan sa Kinabukasan: Ikaw, Bangko, Industriya, at Gobyerno. It is a government institute that supervises construction and development of low-cost housing units; and as well as financially aid members in acquiring homes.
Who can apply for membership? RA No. 9679 lists the following:
Membership to the funds offers the following benefits: savings, short term loans, and access to housing programs. Short term loans are available to members who have made at least 24 monthly contributions. There are two kinds: Multi-Purpose Loan Program, which was designed to finance members’ immediate medical, educational, and livelihood needs; and the Calamity Loan Program for members who have been affected by a recent calamity.
Most companies process their employees’ Pag-IBIG membership; thus the automatic monthly deduction.
Now if you’re already a member of Pag-IBIG, found a home you want to buy, and want to acquire it through the funds, read on for the guidelines.
1. Attend a housing loan counseling program at a Pag-IBIG office.
You will be asked to accomplish a counseling questionnaire, a housing loan application form, and a status verification slip. This is how the office will verify your eligibility for a loan. Once confirmed, you will be given a checklist of requirements.
You will be asked to submit the following: certificate of employment with salary breakdown (notarized), latest 1 month pay slip, Income Tax Returns (ITRs) and W2 for the last two years, photocopy of a company ID or any valid ID with signature, proof of billing, birth certificate, marriage certificate, community tax certificate, and 1×1 picture (4 pieces).
OFW’s would have to submit other legal documents like SPAs, photocopy of passport, and latest job contract.
2. Submit all requirements and pay a processing fee of P1000, non-refundable.
3. Wait for a Notice of Loan Approval and sign loan documents.
4. Proceed to the BIR and present Deed of Absolute Sale (DOAS) between the owner of the property and applicant for payment of documentary stamps and capital gains tax.
5. Proceed to Registry of Deeds for payment of transfer tax and registration fees for the transfer of the title.
6. Proceed to Notary Public for notarization of Loan Mortgage Agreement (LMA) and annotation of mortgage with the Registry of Deeds and to Assessor’s Office to secure new tax declaration in the name of the applicant.
7. Secure Occupancy Permit from the Local Government Unit Engineering Office when the loan is for any of the following purposes: Purchase of new Residential Unit (PRU), Purchase of Lot and Construction of a Residential Unit thereon or for House Construction only.
8. Submit the following documents to Pag-IBIG:
• Original Transfer Certificate of Title (OTC) in the name of the applicant with annotated mortgage
• DPAS with original RD stamp
• New Tax Declaration in the name of the applicant
• Updated Real Estate Tax Receipt (for house and lot, if applicable)
• Occupancy Permit
• Assignment of Loan Proceeds
9. Release of loan proceeds
10. Start of monthly amortization is the following month immediately following the loan take-out/final loan release.

Green is the new black. Or well, it should be. Constant reports on the deteriorating state of the global environment are more than just truisms. Mother Earth is undeniably in a coma.

And you should know, by replacing just one incandescent bulb, you will help keep a half-ton of CO2 out of the atmosphere.
How to know if a light bulb is energy-efficient? Look for the Energy Star label.
And of course, don’t forget to turn off lights and appliances when not using them.
2. Green cleaning.
Green cleaning products double the benefit. It is not only safe for the environment; it is also safe for your health. Just because a product claims to be natural doesn’t mean it is non-toxic. A cleaning product is green if it is manufactured under eco-friendly measures and if it is biodegradable. We suggest that you look beyond claims, and start examining the labels for specific ingredients.
3. Eco-friendly furniture.
Eco-friendly furniture is made from organic resources such as wood, timber, grass, glass and metal. The benefit in these pieces is in the harmless decomposition of the materials. Wood does not automatically categorize a piece of furniture as eco-friendly. There are several other things to consider such as the production and manufacturing processes.

Condos offer a much more limited space for decorating than traditional houses. But this shouldn’t mean that you, owners, must sacrifice style. So read on for tips on how to make the most out of your space and still enjoy the class inbuilt with the condo lifestyle.
When decorating a limited space, there is one rule you can’t afford to break: Clutter Freedom.
As soon as you start asking “Where will I put this?,” the sooner you should start to get rid of things that you won’t really need. It makes sense especially if you chose the condo lifestyle for convenience –you’ll probably be spending more time out and about in the city anyway.
And if you still find yourself with loads of things you just can’t throw away, then you should appreciate the beauty of storage spaces. Shelves, closet organizers, and even plastic boxes will do you wonders. The key is this: maximize every square foot of your condo.
